Because many of my clients are need of confidentiality and may consider themselves  stigmatizing by having their property identified on the same web site as I publicly announce my specialties in short sales and divorce proceedings I have decided not to show my listings and solds at this location since this is not a location that would normally help in selling their property anyway.  It would be used in establishing my bravado and glory for business I am doing and have done. Buyers use search engines for neighborhoods, and other particulars about the homes they wish to buy to locate a home to buy, not who sells or sold it.  My clients receive a complete, thorough package of  marketing services that accomplish their selling goals.

 

When a home sells for less than the listed price there is a term for it, "mark-down."

 

In 2008-2009 Howard Prager Home Selling System sold 100% of our listings and the price sold averaged more than our listing price even though the market was obviously troublesome.  (Zero "mark-down" for the year.) Comparing that to the top 25 companies in the Pike's Peak MLS, they did not sell over 20% of the homes they listed, and did not sell over 60% of the homes they listed for the asking price. The average  markdown of the top 25 companies exceeded 10%.

 

From 1978 to the present I sold 94.8% of all homes I listed and my average mark-down was 3.4%.
