About Howard Prager

My Client-First Philosophy

My Special Qualifications and Emphasis of My Real Estate Practice

Qualifications:

I am a SFR, a certification that stands for Short-sale, Foreclosure Resource awarded by the National Association of Realtors. It is the intention of NAR that the public and their professional advisors in other disciplines should rely on me to provide a high level of expertise when the possibility of a short sale or foreclosure is a contemplated transaction.

I am a REDS, a certification that stands for Real Estate Divorce Specialist awarded by the Financial Divorce Association, which is a national nonprofit organization consisting of the following disciplines engaged in practices that have a focus or sub-focus on helping clients in divorce: Attorneys at Law, Financial Planners, Certified Public Accountants, Real Estate Divorce Specialists and Financial Divorce Practioners. The purpose of the FDA is to render the best financial results to people involved in divorce with interdisciplinary collaberation and professional excellence.

In addition to the above kinds of transactions I handle many transactions that do not involve short sales, foreclosures or divorce. But I have a particular satisfaction in helping people when they are the most vulnerable.

There are many qualities and skills that go into being an excellent real estate professional - integrity, in-depth community and market knowledge, marketing savvy, effective negotiation skills and a high-quality professional network, all of which are hallmarks of how I work.

That said, in my experience as a Colorado Springs real estate professional, I've also found that providing the very best service is essentially about putting my clients first. This means keeping myself accessible, being a good listener as well as a good communicator, and responding quickly to your needs.

This "client first" philosophy has always been my approach and it requires me to continually improve my skills and ways of doing business. In addition, I've found that the latest technologies are enabling me to do everything I've always done, only much more quickly and efficiently. They've also helped me to extend the range of services I provide to my clients.

I taught real estate at Pierce College in Canoga Park, California and UCLA.  I was a Receiver for the Superior Courts of the State of California. I was a Property Disposition Broker for HUD and other institutional lenders. I was a consultant for HUD and institutional lenders in reference to consideration of properties in various stages of pre-foreclosure and foreclosure. I managed/asset managed portfolios of properties exceeding 10,000 units of residential plus commercial/industrial space exceeding 1 million sf. I have 40 years experience in real estate.

Most of my business is by referral and most of that is from previous clients or from professionals in other disciplines who are concerned about having their client receive a professional level of expertise.
